Homeowner Responsibilities

Q: What items am I responsible for in my home versus those maintained by Heartland?

A: As the homeowner, you are responsible for performing all care and maintenance on your home. For a full breakdown of proper care and maintenance techniques for all areas of your home, see our Care and Maintenance Tips. Certain aspects of your home are covered separately under our limited warranty for 1, 2 and 10 years, and you are also entitled to manufacturer's warranties for some of the items in your home as well. Should any area of your home not perform to our construction standards (Review our Warranty Manual for details) or if you have questions about a warranty item, tell us about it and we will contact you.

Warranty Coverage

Q: What does the standard Heartland warranty cover?

A: Our standard warranty coverage consists of the following 3 components:

One (1) year coverage of general defects in materials and workmanship, except landscaping.

Two (2) year coverage for defects in original installation of the plumbing, electrical and HVAC systems.

Ten (10) year coverage for major structural defects that affect load-bearing functions or render the home unsuitable for residential purposes.

Q: What do I do if my warranty has expired and I have a warranty issue?

A: If you have a service question, please send us a warranty request and we will advise and assist you any way we can.

Warranty Requests
Q: Are my appliances covered under the standard warranty?

A: Your appliances and some other equipment in the home are covered under a separate written warranty from the manufacturer of the item. If you have a problem with an appliance beyond your first year of occupancy in the home, please contact the manufacturer directly for assistance.

Q: I am a second owner of a Heartland home. What parts of the warranty are transferable to me?

A: Our warranty is transferable. Please note the warranty term date is the settlement date for the original owner. You should obtain this information from the seller at the settlement so you aware what aspects of the warranty are still available to you after your settlement.

Common Area Maintenance

Q: Who mows the lawn in the common areas of my community?

A: Contact your Homeowners Association (HOA) or local municipality for this information.

Q: Who plows the snow from the roads and sidewalks in my community?

A: Contact your Homeowners Association (HOA) or local municipality for this information.

Q: Who do I contact if a road is in bad condition in my community?

A: Contact your Homeowners Association (HOA) or local municipality for this information.
